Purchase Guidance in Tilburg
Found a house you want to buy? Then the real work begins. What's it worth, what are others offering, and how do you make sure your offer wins without paying too much?
That's what we help with. If you're an expat buying a home in Tilburg, we explain the valuation, the bidding strategy and every next step in plain English. This purchase guidance is provided by a certified purchase-guidance adviser (in Dutch: gecertificeerd aankoopbegeleider), Martin Vrieling.
What do we do?
We study the market around the property. What have comparable homes nearby sold for? What's a realistic valuation? Based on that, we prepare a competitive offer together, along with a strategy for making it.
What does it cost?
- Fee
- €1,000 on success
- No purchase
- No cure, no pay
You only pay once you've actually bought a home. If we end up searching for a different property together, the same applies: no cure, no pay.
Wondering what this means for your purchase guidance?
Book an appointmentHow does purchase guidance work?
Step 1: Introduction
We discuss your situation, your wishes and what you're looking for. If you also arrange your mortgage through Belderbrandt, we work out what you can borrow in this same conversation. See the full range of mortgage advice, or read buying your first home in Tilburg if this is your first home.
Step 2: Search and viewing with tailored advice
You handle the viewing yourself. Meanwhile, we study the market around the property you have your eye on: comparable homes nearby and a realistic valuation, so you consider your offer with the full picture.
Step 3: Bidding and negotiating
Based on that study, we prepare a competitive offer together, along with a strategy for making it. If you also arrange your mortgage with us, we draw up the financing statement that goes with the offer, so you can immediately show what you're able to offer.
Step 4: To the notary
Once your offer is accepted, we finalise the mortgage application, arrange the notary appointment and you receive the keys.
Why combine it with a mortgage?
If we also arrange your mortgage, you'll know exactly what you can maximally offer and what's responsible. That makes the bidding advice more concrete and stronger. See also how much can I borrow as an expat. We also draw up the financing statement that goes with the offer. Clear, straightforward and fast, everything runs through us.
Structural survey and foundation
Is a structural survey required for your mortgage? We explain when a survey becomes a condition of your financing, what it costs and what to look out for in Tilburg.
The appraisal
What is an appraisal and what does it cost? We explain what the appraiser looks at, what changed in April 2026 with the foundation risk class, and how we time the appraisal to fit your mortgage application.
The notary
What does the notary do when you buy a home? We explain which deeds are involved, what a notary costs and how we keep the timing aligned with your mortgage.
Estate agents in Tilburg
What does it get you that we know the Tilburg agents? We stay in direct contact with your estate agent while you buy, so the purchase agreement, the appraisal and the financing all line up.
