Starter Loan in Tilburg

The municipality of Tilburg offers a starter loan to help first-time buyers purchase a home in Tilburg. It can bridge the gap between the amount you can borrow with a regular mortgage and the purchase price of the home. This may make it possible to buy a property that would otherwise be just outside your budget.

What are the conditions?
To qualify for the starter loan in Tilburg, you must meet the following conditions:
- The home may cost no more than €420,000, based on the 2026 limit.
- You must meet the municipality's residency requirement.
- This must be your first home purchase, and you must live in the property yourself.
- Your mortgage must be taken out with NHG, the Dutch National Mortgage Guarantee.

In Tilburg, you can borrow up to €35,000 through the starter loan. The exact amount depends on your income, the purchase price of the property and the size of your regular mortgage. SVn carries out the financial assessment and determines the final amount you can borrow.
What does it cost?
As of July 2026, the interest rate is 4.40% and is fixed for 15 years. After that period, the rate is reset for another 15 years. There are also one-off costs involved: €750 in arrangement fees and an NHG guarantee fee. You will also pay additional notary fees because two mortgage deeds are required: one for your regular mortgage and one for the starter loan.
So, although the starter loan can give you extra borrowing capacity, it is not free money. It is an additional loan that must eventually be repaid. You can find our current advice rates in the comparison cards on our downloads page.
For the first three years, you do not pay interest or make repayments on the starter loan. After three years, your monthly payments are determined based on your income at that time. If the monthly payment is still too high, you can request a reassessment.
What is the municipality's position on the starter loan?
The municipality of Tilburg sees the starter loan as an important way to help first-time buyers enter the housing market. In 2026, the municipality expects to issue at least 365 starter loans. However, the available budget can run out. When this happens, new applications may temporarily be paused while the municipality works on making additional funding available.

The starter loan is linked to the municipality where you buy your home, not where you currently live. Each municipality decides whether it offers a starter loan and what conditions apply. The maximum loan amount, eligibility criteria and maximum purchase price can differ from one municipality to another. Nearby municipalities such as Goirle, Oisterwijk and Waalwijk also offer starter loans, but their conditions are different.
