Buying Your First Home in Tilburg

Last updated on: August 29, 2026

Tilburg is a great city to live in, but as a first-time buyer, you'll quickly notice that other buyers know that too. Many homes sell above the asking price, by an average of around €25,000, and a property stays on the market for just 23 days on average. The housing market moves fast.

For expats buying a home in Tilburg, being well prepared is especially important. The Dutch mortgage system may be different from what you're used to, and knowing your budget in advance means you're ready to act when you find the right home.

Still weighing up whether to keep renting for a few more years or take the step to buying? On Renting or buying in Tilburg we run the numbers for you. And if you're working here as an expat, Expat mortgage Tilburg explains how your mortgage works as an international.

The starter loan in Tilburg

The municipality of Tilburg offers a starter loan for eligible first-time buyers. If you qualify, you may be able to borrow up to €35,000 on top of your regular mortgage. That extra amount can make the difference between being able to buy a home or not. Read the full conditions on the starter loan in Tilburg page.

The conditions vary by municipality and can sometimes be difficult to navigate, especially if you're an expat and unfamiliar with the Dutch housing and mortgage system. We'll check whether you qualify and explain exactly what it means for your personal situation.

How does it work?

Step 1: Initial consultation

We calculate how much you can borrow and what that means for your search. You'll know your realistic budget before you start viewing homes. Want a first impression of what counts toward that number? Read how much can I borrow as an expat.

You start looking for a home. With the financing statement we prepare for you, you're in a stronger position when making an offer because you can immediately show what you can afford. For expats, this can be particularly useful, as it gives both you and the selling party more certainty about your financial position.

Step 3: Your offer is accepted

Once your offer is accepted, we start the mortgage application. In August 2026 in Tilburg, the average time from application to receiving a binding mortgage offer was 28 days.

Step 4: Your mortgage is finalised

Once you receive and accept the binding mortgage offer, your financing is secured. The final step is signing the documents at the notary, after which you receive the keys to your new home.
