**From our experience: Cutting a financing contingency from six weeks to three**

An estate agent rang us with a question. His seller was uneasy about whether the sale would go through and wanted certainty quickly. The buyer did not want to commit without a financing contingency, which is fairly standard in Tilburg. Was that contingency really necessary, the agent asked.

We are here to make buying a home less stressful, not more, so we had no interest in pushing the buyer. But her file was straightforward, and we could see it. So we suggested a middle road: three weeks of contingency instead of the usual six, with a binding mortgage offer inside that window.

Because we could move quickly, the mortgage was settled in two. We told the agent the same day that the contingency could go. The seller got certainty; the buyer got a clean run at it, without the pressure.
