Once you have bought a home, your tax return often changes too. You are now paying mortgage interest, you may have one-off mortgage costs that are tax-deductible, and you might want to adjust your provisional tax assessment (voorlopige aanslag). Running your own business? Then your new housing costs also affect how much you can take out of the business privately and how much room you want to keep in it.

At Belderbrandt, we help you with the purchase and the mortgage. For your bookkeeping and tax affairs, we work with [Van Laarhoven & Partners](https://www.vanlaarhovenenpartners.nl/), an accounting firm in Waalwijk. This page explains when an accountant can be useful after you have bought a home.

## Your first tax return as a homeowner

In the spring after your purchase, you file your first tax return covering a year in which you owned a home. Several things come into play, among them the mortgage interest you paid, the eigenwoningforfait (the notional rental value of your home that counts as income) and the costs you incurred to take out your mortgage.

Some costs can be deducted in full in the year you paid them, such as mortgage advice fees, the appraisal for the loan, the notary's fee for the mortgage deed and the fee for the Dutch National Mortgage Guarantee (NHG). The costs of the purchase itself, such as transfer tax, estate agent's fees and the notary's fee for the deed of transfer, are not deductible. The [Dutch tax authority (Belastingdienst) explains which costs are and are not deductible](https://www.belastingdienst.nl/wps/wcm/connect/nl/koopwoning/content/eigen-woning-aftrekbare-kosten).

An accountant can go through your notary's completion statement, invoices and mortgage details and put the right amounts in your return. That is especially helpful if you also renovated or sold a previous home in the same year, or if you file your return together with a tax partner (fiscale partner).

## Does your provisional assessment need adjusting?

Your new mortgage can change your tax position. You might want to receive an expected tax benefit during the year via a provisional assessment. If you already have one, it may need adjusting to your new situation.

An accountant looks beyond the mortgage interest alone. Your income, other deductions and how you split things with a tax partner can all play a part. The result is that the amount you pay or receive each month lines up better with your final return.

## Bought a home as an entrepreneur or self-employed professional?

As a business owner, your tax return is not the only thing to look at after buying a home. The balance between your private spending and your business matters too. Your monthly housing costs are different now, while you still want enough room for things like VAT, income tax and business expenses.

An accountant who knows your business can go over your private drawings, your financial buffer and your provisional assessment with you. Using part of your home as a workspace? They can also assess which tax rules apply in your situation, because a home office is not automatically a deductible business expense.

Your annual accounts can matter again later, if you want to renovate, move or change your mortgage. For a mortgage application, we assess which income details a lender needs. Your accountant can help keep the underlying records and annual accounts in order.

## When should you bring in an accountant?

You do not need an accountant to buy a home or to file a tax return. Many people file their own. Help can be particularly useful if:

- you have bought your first home and want to be sure you enter the mortgage costs correctly;
- you file your return together with a tax partner;
- you bought, sold or renovated in the same year;
- you run a business and want to factor your new housing costs into your financial planning;
- your provisional assessment no longer matches your situation.

After the purchase, keep at least the notary's completion statement, the invoices for mortgage advice and the appraisal, and the annual statements from your lender. These documents make it easier to check your return later, or to have someone prepare it for you.

## Frequently asked questions

No. An accountant is not a requirement for the purchase or for your mortgage. That said, it can be nice to have help with your bookkeeping or tax return, especially if you run a business or if your financial situation changes around the purchase.

### Which costs are tax-deductible after buying a home?

Subject to conditions, you can deduct costs such as mortgage advice fees, appraisal fees for the loan, the notary's fee for the mortgage deed and the Dutch National Mortgage Guarantee (NHG) fee. Transfer tax, the buying agent's fee and the notary's fee for the deed of transfer are not deductible. Have someone check which costs apply in your situation.

### When do I first declare my new home?

You include the home in the tax return for the calendar year in which you became the owner. If you bought a home in 2026, you declare that purchase in your 2026 return, which you file in 2027.
