## What is refinancing?

## What does refinancing cost?

Refinancing comes with costs. Depending on your situation, these may include an early repayment penalty if you are still within your fixed-rate period, notary fees for the new mortgage deed, valuation costs and mortgage advice fees. ## Early repayment penalty: what is it and can you earn it back?

If you end your mortgage before the end of the agreed fixed-rate period, your lender may charge an early repayment penalty. The amount depends mainly on the difference between your current interest rate and the lender's current comparable rate, as well as the remaining term of your fixed-rate period.

In certain situations, the early repayment penalty may be tax-deductible. In many cases, the cost can be recovered over time through lower monthly payments. We calculate your break-even point, so you know how long it will take before the savings outweigh the costs.

## Can I borrow extra when refinancing?

Yes, this may be possible. If you have built up equity in your home, refinancing can sometimes allow you to borrow additional money.
